- Meet with key personnel to collect data for evaluating the customer's space utilization needs, projections for growth, adjacency requirements and work flow, and any other special needs and analyze data.
- Review existing conditions or area identified as the project site for preparation of plans and details to implement the planning solutions once programming data is collated.
- Evaluate departments with facilities/project manager to determine the needs of department personnel via survey questionnaires and identify staff density and circulation patterns.
- Develop an architectural design concept for the space, including proposed finishes, floor and wall materials, custom millwork, ceiling treatments, etc. and present to client for comment and approval.
- Prepare design concept drawings to adequately convey the design intent including furniture layouts.
- Identify the aesthetic direction for the project and the project's proposed budget.
- Produce plans, details, and elevations containing sufficient detail of the design intent.
- Prepare ceiling plan layouts for lighting appropriate for the space as per final furniture plans, and provide specifications for lights and switching as required.
- Make selections for tile, plumbing fittings and fixtures, and hardware items necessary to complete the project and provide specifications.
- Prepare schedule of finishes for project to be included in construction documents.
- Prepare all Interior plans and details as necessary for the successful completion of the Project and provide in printed and electronic formats.
- Specify all furniture items on the final plans and providex to vendors for cost quotes.
- Specify all upholstery materials, window treatment fabrics, floor and wall treatments necessary to complete the work accounting for any possible green design initiatives as a part of the work, if requested.
- Provide designs and/or specifications for all finish materials and designs for any custom items.
- Provide details and elevations as required for the fabrication of window treatments, custom furniture, etc. and process orders for client as required.
- Submit proposal documents to contractors and vendors for pricing the work and analyze responses prior to client presentation.
- Provide cabinet makers and fabricators with clarifications in order to proceed with the successful implementation of the final work.
- Provide assistance in the implementation of the space plans involved in a build-out and outfitting of the areas.
- Attend regularly scheduled site meetings with contractors and fabricators as deemed necessary by the work in process, or at the clients request. Review shop drawings, material submissions, and approve contractor's applications for payment prior to submission to client.
